Important: By making a reservation or using our services, you agree to be bound by these Terms & Conditions. Please read them carefully before booking.

1. Reservations & Bookings

1.1 Booking Confirmation

A reservation is confirmed only when you receive a written confirmation from TownLink Resort via email. All bookings are subject to availability.

1.2 Minimum Age Requirement

Guests must be at least 18 years of age to make a reservation and check in. Valid government-issued photo identification is required at check-in.

1.3 Deposit & Payment

A deposit of 50% of the total reservation amount is required at the time of booking. The remaining balance is due upon arrival. Some promotional rates may require full prepayment and are non-refundable.

1.4 Accepted Payment Methods

We accept Visa, MasterCard, American Express, Discover, and wire transfers. A valid credit card must be presented at check-in for incidental charges.

2. Check-In & Check-Out

2.1 Standard Times

  • Check-in: 3:00 PM
  • Check-out: 11:00 AM

2.2 Early Check-In / Late Check-Out

Subject to availability and may incur additional charges. Please contact the resort in advance to request. Charges may apply:

  • Early check-in (before 12:00 PM): 50% of nightly rate
  • Late check-out (after 2:00 PM): 50% of nightly rate
  • Late check-out (after 6:00 PM): Full nightly rate

2.3 No-Show Policy

Failure to check in without prior cancellation will result in forfeiture of the entire reservation amount and cancellation of remaining nights.

3. Cancellation & Modifications

3.1 Standard Cancellation Policy

  • Free cancellation: 48 hours or more before check-in
  • Late cancellation: Within 48 hours of check-in - charge of one night's stay
  • No-show: Full reservation amount charged

3.2 Special Rates & Packages

Promotional rates, early bird specials, and package deals may have different cancellation policies. Non-refundable rates cannot be canceled or modified. Please review your booking confirmation for specific terms.

3.3 Group Reservations

Groups of 5+ rooms are subject to separate cancellation terms and may require signed contracts and different deposit schedules.

3.4 Modification Requests

Changes to reservations are subject to availability and may result in rate adjustments. Modifications requested within 48 hours of check-in may not be possible.

4. Pricing & Fees

4.1 Room Rates

All rates are subject to change without notice until a reservation is confirmed and deposited. Rates are per room, per night, unless otherwise stated.

4.2 Resort Fee

A daily resort fee of $45 (plus applicable taxes) applies to all reservations and includes:

  • High-speed WiFi
  • Fitness center access
  • Beach amenities (loungers, towels, umbrellas)
  • Daily yoga classes
  • Non-motorized water sports equipment
  • Local phone calls
  • Bottled water in room

4.3 Taxes

All rates are exclusive of applicable local, state, and occupancy taxes (currently 13.5%). Tax rates are subject to change by governing authorities.

4.4 Incidental Charges

A credit card authorization of $100 per night will be required at check-in to cover incidental charges such as dining, spa services, activities, and other purchases.

5. Guest Conduct & Resort Policies

5.1 Maximum Occupancy

Each room has a maximum occupancy limit as stated in the room description. Additional guests beyond the maximum will not be permitted.

5.2 Quiet Hours

Quiet hours are observed from 10:00 PM to 8:00 AM. Guests are expected to respect other guests' peace and privacy.

5.3 Smoking Policy

TownLink Resort is a smoke-free property. Smoking is only permitted in designated outdoor areas. Violation will result in a $300 cleaning fee.

5.4 Pet Policy

Small pets (under 25 lbs) are permitted in designated pet-friendly rooms only, with a non-refundable cleaning fee of $150. Pets must be attended at all times and are not allowed in restaurants, pools, or spa facilities. Service animals are always welcome.

5.5 Prohibited Items & Activities

The following are strictly prohibited:

  • Illegal drugs or substances
  • Weapons of any kind
  • Fireworks or explosives
  • Excessive noise or disturbances
  • Removal of resort property
  • Commercial photography without permission

5.6 Right to Refuse Service

TownLink Resort reserves the right to refuse service or ask guests to leave without refund if they engage in illegal activities, cause disturbances, damage property, or violate resort policies.

6. Liability & Safety

6.1 Personal Property

TownLink Resort is not responsible for loss, theft, or damage to guests' personal property. We recommend using in-room safes for valuables.

6.2 Water Activities

Guests participate in water sports and beach activities at their own risk. Children must be supervised at all times. Lifeguards are on duty during posted hours, but guests are responsible for their own safety.

6.3 Health & Wellness

Guests should consult with physicians before participating in spa treatments, fitness activities, or water sports. Inform staff of any medical conditions, injuries, or pregnancy.

6.4 Force Majeure

TownLink Resort is not liable for failure to perform obligations due to circumstances beyond our control, including natural disasters, extreme weather, pandemics, government actions, or other force majeure events.

7. Children & Families

7.1 Children's Ages

Children under 12 years old stay free when using existing bedding. Maximum occupancy limits still apply.

7.2 Kids Club

Our supervised Kids Club accepts children ages 4-12. Parents/guardians must complete registration forms and provide emergency contact information. Children must be potty-trained.

7.3 Supervision

Parents/guardians are responsible for supervising their children at all times, except when enrolled in supervised Kids Club activities. Children are not permitted in pools, beach, or fitness areas without adult supervision.

8. Dining & Special Requests

8.1 Restaurant Reservations

Advance reservations are recommended for specialty restaurants. Cancellations should be made at least 4 hours in advance.

8.2 Dietary Requirements

While we make every effort to accommodate dietary restrictions and allergies, we cannot guarantee a completely allergen-free environment. Guests with severe allergies should inform staff and use caution.

8.3 Dress Code

Smart casual attire is required for evening dining at The Cove and Spice Garden. Beachwear, tank tops, and flip-flops are not permitted in indoor restaurants during dinner service.

9. Privacy & Data Protection

Guest information is collected and used in accordance with our Privacy Policy. By making a reservation, you consent to the collection and use of personal information as described in our Privacy Policy.

10. Modifications to Terms

TownLink Resort reserves the right to modify these Terms & Conditions at any time. Updated terms will be posted on our website with the revision date. Continued use of our services constitutes acceptance of modified terms.

11. Governing Law

These Terms & Conditions are governed by the laws of the state in which TownLink Resort operates. Any disputes shall be resolved in the courts of that jurisdiction.
